We accomplish this in 5 simple steps.

  1. Approach. A meeting to understand your goals. Do you wish to purchase a property or pehaps hold an existing property for a particular period? Maybe you are gearing up for a sale and want to achieve the highest value through engineering lease events? The first step is therefore an informal strategy meeting to understand your objectives.

  2. Evaluation. We conduct an assessment of your portfolio or asset. This may involve a property inspection, understanding the location, condition, the local market, whilst meeting tenants on site.

  3. Investment. We report on where the investment opportunities lie presenting our recommended approach based on your objectives setting out the options and possibilities. At this point we will have utilised our extensive network of property professionals if required, including Agents, Building Surveyors, Solicitors, Planning and Development Consultants, Architects and Builders to aid decision-making.

  4. Outcome. We execute the plan providing regular updates to the client as the deal progresses to completion. Typically the plan will be formulated around negotiating higher rents and/or agreeing longer terms whilst managing the voids and letting agents, analysing the ESG (Environmental) credentials, overseeing the dilapidations process at the end of a lease and/or negotiating a Surrender or an Assignment.

  5. Upside. Calculating the valuation 'add'.
